For Our Buyers

Once we are in receipt of the contract and over the course of the coming weeks, we will work very closely with your lender to provide them with the required documentation needed to fulfill the title requirements for your loan. As your settlement date approaches and upon receipt of the lenders Preliminary Closing Disclosure, we will promptly collaborate with the closing department to obtain the final dollar amount that will be needed for settlement. Your loan officer will provide you the final figure.

On the day of settlement, your only requirement from us is to wire the required funds to close one day prior to settlement. You will have already received our wiring instructions when the confirmation letter was sent when you initiated the wire for your earnest money deposit.

On the day of settlement, please bring the following:

  • A valid government picture identification such as your driver’s license, state identification or your passport.

  • Confirmation of your wire being sent from your bank

For Our Sellers

If First Providential Title is facilitating both sides of the real estate transaction, our office will work closely with you and your Listing Agent to obtain the information needed in order to move the processing of your file to closing.

Upon receipt of the sales contract, a confirmation of settlement letter will be emailed to you along with the seller information form to be completed and the borrower’s authorization to obtain the payoff, if applicable.

Once we are in receipt of the required forms to be completed and signed, we will order the payoff of your mortgage, if applicable. Obtain from the Homeowners Association, the required financial summary, if applicable and procure all title issues to include discovered in the title search and prepare the documentation needed for settlement.
