We are a complete Full Service Title and Settlement Company which provides Closing Services throughout the Commonwealth of Virginia. Since First Providential Title and Escrow has conducted the Title Search on your existing property, we are able to reduce the time by half that it would normally take and send your Lender the title requirements needed for your refinance.
Even if you there was no prior service provided to our new clients, we can have all title requirements to your lender within 3 business days. Our closing services are unmatched for expediency and thoroughness. Hence, we are committed to providing you with exceptional service and peace of mind that your refinancing transaction is in professional and capable hands.
New Construction and Construction to Perm Loan Closings
If you have decided to build your dream home and you have chosen your Lender for your financing needs for the Construction Loan, you can rest assured that our Construction Loan Title Department will partner with you, your Builder and the Lender as your Mechanics Lien Agent and as your Title and Settlement Services Provider.
We will ensure that the Title is monitored and as Construction Draws are requested and completed, we are committed to provide all requirements within 24 hours of the Lenders request so that your Builder is funded for your project in record time.
As soon as the construction of your dream home is completed and your Occupancy Permit is provided to you by the County, we will than move into the next phase of your home loan. This is called, “Construction to Permanent Loan Financing”.
Once again we will provide you with our excellent services as your Mechanics Lien Agent and Title Services Company to assist you and your lender in the conversion of your Construction Loan to your Permanent Loan.
